Civil liability insurance: The tenant agrees to obtain civil liability insurance which covers at least $2000,000. A copy of insurance policy must be provided to the lessor prior the occupancy date.

Smoke detector maintenance: The tenant is responsible for ensuring that the smoke detectors on the premises are in working order and agrees to replace the batteries in the smoke detector when necessary.

Alterations: The tenant is not permitted to paint or make any alterations or improvements to the premises without prior written consent from the lessor.

No pets, no smoking, no cannabis: The tenant agree that no pets shall be kept on the premises and no smoking including the use of cannabis (in any forms- smoking, cooking, or planting) is allowed or near the premises.
Subleasing: Subleasing or assignment of the lease is not permitted without the prior written consent of the lessor.
